Neelam Molnar

Her real estate practice focuses on commercial real estate disputes, ground lease disputes, quiet title actions, and evictions. Her construction clients include sureties, general contractors, and contractors on public and private construction projects. Some of Ms. Molnar’s recent cases include:

• Successfully excluding a ground lease from becoming part of a bankruptcy estate after the ground lessee was pulled into an involuntary bankruptcy by its creditors by using her superior knowledge of real estate law;
• Successfully obtained judgment for forfeiture of a 55-year ground lease ten years prior to its termination and defeating lessee’s motion to set aside judgment after evidentiary hearing;
• Prevailing on a motion for summary adjudication against her surety client in a multi-million dollar dispute involving the construction of a mixed-use luxury residential apartment complex;
• Obtaining a favorable outcome for her construction client in a personal injury suit where the plaintiff’s injuries rendered her a quadriplegic;
• Negotiating a favorable settlement for her construction client against the school district in a highly contentious dispute in less than one year.
